Stout & Teague inks a flurry of new deals at The Resource & Conservation Center in Dupont Circle

 

(McLean, VA, December, 2012) – After executing twelve leases totaling nearly 70,000 sf over the last 12 months, including new deals and existing tenant extensions, Stout and Teague is pleased to announce that The Resources & Conservation Center is fully leased.   

The Resources & Conservation Center (www.1400sixteenth.com), located at 1400 16th Street, NW, is a 191,000 sq. ft. Class A office building situated directly between the historic Dupont & Logan Circle neighborhoods. The Energy Star rated complex features a newly renovated fitness center, full service conference facilities, a 2-acre courtyard and rose garden, the onsite Metro Café, garage parking, and a green-roof terrace.

Michael Gordon, Vice President of Stout and Teague, represented the landlord, RCCLP, on all of buildings transactions and credits the vibrant amenity base offered around the building as reasons so many organizations were drawn to this location of the CBD submarket.

Capital Area Pediatrics Leases at White Granite Dr. in Oakton, VA

(McLean, VA, May 20, 2011) - Capital Area Pediatrics signed a 4,928 square-feet office lease on the second floor at 10461 White Granite Dr. in Oakton, VA. The association signed for 10 years at the 70,000-square-foot office building. The medical care provider to children from birth to eighteen years old will relocate their business office to White Granite from Eaton Place in Fairfax. They will not see patients at the new site.
10461 White Granite Dr. is an office building located in the Greater Fairfax County submarket in Northern Virginia. Built in 1985, the building is currently occupied by the Wright Patman Congressional Federal Credit Union and other associations and businesses. The building is one block north of I-66 and a few minutes from Metro's orange line.

Resources & Conservation Center, 1400 16th ST. NW Earns EPA's ENERGY STAR® for Superior Energy Efficiency

Resources & Conservation Center (RCC) located at 1400 16th St. NW, owned by Resources & Conservation Center L.P. and managed by Stout & Teague Management Corp., has earned the U.S. Environmental Protection Agency's (EPA's) prestigious ENERGY STAR, the national symbol for protecting the environment through superior energy efficiency, for a second year. This signifies that the building performs in the top 25 percent of similar facilities nationwide for energy efficiency.

"This award is a testament to the commitment by the owners of the partnership, Resources For the Future, Inc. and CTIA-The Wireless Association, to efficient building management and to protection of the environment," stated G. Neel Teague, President of Stout & Teague Management Corp. "This commitment began more than 20 years ago when the building was developed with the first commercial ice-storage cooling plant and high-efficiency Heat-MirrorTM windows in a commercial office building in Washington, DC."

Commercial buildings that earn the ENERGY STAR use an average of 35 percent less energy than typical buildings and also release 35 percent less carbon dioxide into the atmosphere. Resources & Conservation Center L.P. and Stout & Teague Management Corp., improved its energy performance by managing energy strategically across the entire organization and by making cost-effective improvements to its buildings.

"Improving the energy efficiency of our nation's buildings is critical to protecting our environment, " said Jean Lupinacci, Chief of the ENERGY STAR Commercial & Industrial Branch. "From the boiler room to the board room, organizations are leading the way by making their buildings more efficient and earning EPA's ENERGY STAR."

To earn the ENERGY STAR, Resources & Conservation Center L.P. and Stout & Teague Management Corp. took the following actions:

- Developed the property in 1988 with a highly-efficient window and exterior wall system, and a heat recovery wheel  for waste heat from toilet exhaust;
- Took advantage of utility company incentives to replace an older chiller with a more-efficient modern machine (also eliminating a banned refrigerant);
- Replaced older emergency fixtures with LED fixtures
- Recalibrated thermostats and rebalanced air flow during tenant renovations to maintain tenant comfort while avoiding overheating or over cooling

EPA's ENERGY STAR energy performance scale helps organizations assess how efficiently their buildings use energy relative to similar buildings nationwide. A building that scores a 75 or higher on EPA's 1-100 scale is eligible for the ENERGY STAR. Commercial buildings that can earn the ENERGY STAR include offices, bank branches, financial centers, retail stores, courthouses, hospitals, hotels, K-12 schools, medical offices, supermarkets, dormitories, houses of worship, and warehouses.

ENERGY STAR was introduced by EPA in 1992 as a voluntary, market-based partnership to reduce greenhouse gas emissions through energy efficiency. Today, the ENERGY STAR label can be found on more than 60 different kinds of products, new homes, and commercial and industrial buildings. Products and buildings that have earned the ENERGY STAR prevent greenhouse gas emissions by meeting strict energy-efficiency specifications set by the government. Last year alone, Americans, with the help of ENERGY STAR, saved nearly $17 billion on their energy bills while reducing the greenhouse gas emissions equivalent to those of 30 million vehicles.

National Not-For-Profit, American Humane Association, Leases at Resources & Conservation Center

Pam Hill & Maria Garcia Earns LEED Green Associate

(McLean, VA, December 21, 2010)- Stout and Teague is pleased to announce that Property Manager Pam Hill and Communications Manager Maria Garcia have earned accreditation as a Leadership in Energy and Environmental Design (LEED) Green Associate by the Green Building Certification Institute (GBCI). A LEED Green Associate is an individual who has demonstrated, by way of exam, the basic knowledge and skill to understand and support green design, construction, operations and the certification process.

LEED was developed by the U.S Green Building Council (USGBC) and is an internationally recognized green building certification system. According to USGBC's website, it provides "third-party verification that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts."

The Green Building Certification Institute (GBCI) is the credentialing affiliate of the U.S. Green Building Council (USGBC). It provides a series of exams to allow individuals to become accredited for their knowledge of the LEED rating system. GBCI also provides third-party certification for projects pursuing LEED.

(McLean, VA) - Stout and Teague is proud to announce the Embassy of El Salvador renewed its lease for an additional 5 years at the Resources & Conservation Center at 1400 16th St. NW. The Embassy occupies a total of 13,800 square feet on the 1st and 2nd floor.

The Resources and Conservation Center (RCC) is a 191,000 sq. ft. Class-A office building located in the CBD submarket. RCC features an ENERGY STAR Building label, on-site café, 2-acre courtyard with Wi-Fi access, modern conference center and an underground garage with ample parking spaces. RCC recently completed a renovation of its main lobby including commissioned art pieces by Susan Venable, a Santa Barbara, CA artist. Renovation of the fitness center is also under way. The building is situated in the Dupont Circle neighborhood in walking distance to the Dupont Circle Metro Station, numerous shops and restaurants.

The embassy acts as an official diplomatic representation of El Salvador to the United States. Francisco Altschul is the current appointed Ambassador of El Salvador. Michael Gordon of Stout and Teague represented the landlord, RCC-LP. Embassy of El Salvador was represented by their Foreign Ministry of Facilities.

(McLean, VA, December 7, 2010) – Community Clinic, Inc. (CCI) renewed its 13,500 square foot space at 7676 New Hampshire Ave in Takoma Park, MD for an additional 10 years.  The renewal will commence December 2010 and will keep the office building 100% occupied.

7676 New Hampshire Ave. is 50,000 square foot office building located in the Silver Spring submarket.  The building holds numerous professional offices and medical offices.  Free-surface parking, a pharmacy on-site and on-site engineer are just a few of the amenities the building offers. It is also right next door to a Starbucks, CVS, and various banks.  Numerous bus lines and the Metro’s future purple line are all within a walking distance.

Stout and Teague Employee, Pam Hill Receives Real Property Administrator Designation

(McLean, VA, November 15, 2010) - Stout and Teague is pleased to announce that Pam Hill has earned the designation of Real Property Administrator (RPA®) from BOMI International on November 08, 2010.

The RPA® designation indicates that the recipient has completed a program of in-depth courses dealing with the ownership, management and operation of major office and commercial buildings. Seven required courses provide in-depth coverage of building life systems, life cycle costing, energy management and the environment, insurance and legal issues, finance and asset management.

Ms. Hill serves as property manager for Stout and Teague’s Virginia portfolio and supervises day to day operations as well as tenant build-outs and contract services. Prior to coming to Stout and Teague, Ms. Hill was an assistant property manager with Capital Realty Management Group. Ms. Hill is a graduate of University of Maryland, with a Bachelor of Science in Business. Ms. Hill is currently pursuing a LEED Green Associate accreditation.

Three Tenant Renew Leases at 8001 Forbes Place

(McLean, VA, October, 2010) - Stout and Teague is proud to announce that it has retained three of its tenants at 8001 Forbes Place in Springfield, VA keeping the 70,000 square foot building 100% occupied.  The landlord, 8001 Forbes Place LP, was represented by Michael Gordon on all three transactions.

Tessada & Associates, a government infrastructure services and solutions provider, renewed 12,500 square feet for an additional 10 years on the third floor. Tessada & Associates was represented by Damon Rosman and Gene Martin of the Ezra Company.

Paxton Van Lines, which provides relocation and logistics services, inked a 6,400 square foot renewal for five years on the first floor. Gun Owners of America, a non-profit lobby organization, also renewed on the first floor. The non-profit renewed 3,300 square feet for three years.

8001 Forbes Place is located in the Springfield/Burke submarket and is situated right off Braddock Road on I-495.  The building features a newly renovated lobby and free surface parking.  The building is located inside the Ravensworth Business Park close to shops and restaurants. The Resources and Conservation Center building is a 188,000 sq. ft.
